When I got the keys to my first house, I felt two things at once: pure excitement, and a quiet panic that I was now responsible for a building I did not fully understand. Nobody hands you a manual. I learned home safety in pieces, from my parents, from a home inspector, from a locksmith, and once, memorably, from my own cats. I put this guide together so you do not have to collect it the slow way.

Here is the truth that surprised me most: the home is where a large share of preventable-injury deaths actually happen. The National Safety Council counted roughly 58,300 home poisoning deaths and 32,500 home fall deaths in 2024 alone (NSC Injury Facts). Most of it is preventable with a handful of cheap, boring habits. This guide is those habits, organized so you can start today and finish over your first month.

Part 01 · Start Here

Where do you actually start?

The short answerIn your first 48 hours, do the five things a previous owner cannot undo for you: rekey or change the locks, find and label the water and gas shut-offs and the electrical panel, test every smoke and carbon monoxide alarm, put a fire extinguisher in the kitchen, and confirm two ways out of every bedroom.

A new house comes with a hidden guest list. The previous owners, their relatives, a real estate agent, a dog walker, a contractor, and anyone they ever loaned a key to may still have one. You do not know how many keys exist, so the only safe assumption is that you do not control the door yet. That is why the first list is not about gadgets. It is about taking control of the things that are already there.

Walk the house once with a notepad or your phone and knock these out. None of them require a professional, and together they cover the failures that hurt people most often.

  1. Take over the locks. Rekey every exterior lock or replace it. A locksmith rekey runs about $50 to $130 per lock, and a DIY rekey kit is roughly $15 to $40 (Angi). This one step retires every key that is floating around out there.
  2. Find the shut-offs. Locate the main water shut-off, the gas shut-off, and the electrical panel. Label them. In a burst-pipe or gas-smell emergency you will not have time to go looking, and knowing where the main valve is the first thing plumbers tell you to do (Progressive).
  3. Test every alarm. Press the test button on each smoke and carbon monoxide alarm. If you do not know how old they are, plan to replace them (details in Part 03). Alarms are the single highest-payoff safety device in the house.
  4. Stage a fire extinguisher. Put a multipurpose ABC extinguisher in the kitchen where you can reach it without reaching over the stove. Add one per level as budget allows.
  5. Plan two ways out. Stand in each bedroom and identify two exits, usually the door and a window. When a smoke alarm sounds you may have less than two minutes to get everyone out (U.S. Fire Administration).

That is the whole emergency kit for your first two days. Everything after this is depth: doing each system properly, room by room, so the house protects you without you thinking about it. If you want the same list to carry around, grab the printable checklist at the end.

Part 02 · The Kitchen

Why does fire safety start in the kitchen?

The short answerBecause that is where fires start. Cooking is the leading cause of home fires, accounting for about 51% of residential building fires, and the number one cause is simple: unattended cooking. The kitchen is also where a small mistake, a grease fire fought with water, turns dangerous in seconds.

When U.S. fire departments respond to a home fire, the odds are it began at the stove. Cooking causes roughly 51% of residential building fires, far more than any other cause (U.S. Fire Administration). The fix is not complicated. Stay in the kitchen when you are frying, grilling, or broiling, and keep a lid within reach so you can smother a pan fire.

If a pan catches fire

This is the one kitchen rule worth memorizing before you need it, because the instinct to grab water is exactly wrong.

Never do this

Do not throw water on a grease fire. Water flashes to steam and throws burning oil across the room. Instead, turn off the heat, slide a lid over the pan to smother the flames, and leave it covered. If it is already spreading, get everyone out and call 911 from outside.

Know your extinguisher before the emergency

Buy a multipurpose extinguisher labeled A-B-C, which works on ordinary materials, flammable liquids, and electrical fires (U.S. Fire Administration). When you use one, remember PASS: Pull the pin, Aim low at the base of the fire, Squeeze the lever slowly, and Sweep side to side. The Fire Administration is blunt about the priority, though: if the fire is not small and contained, or you are unsure, alert everyone, get out, and call 911. A house is replaceable.

The stove-knob lesson my cats taught me

One evening I watched one of my cats hop onto the counter and lean on a stove knob, and the burner clicked on. I happened to be standing right there. Had I been out, that is how a house fire or a gas leak starts with nobody home. It turns out pets do this often enough that fire agencies track it: the NFPA attributes roughly 750 home fires a year to pets and animals (American Humane, citing NFPA). Inexpensive stove-knob covers solve it. If you have pets or small kids, they are worth the ten dollars.

  • Keep a lid and an ABC extinguisher within reach of the stove.
  • Never leave frying, grilling, or broiling unattended.
  • Keep towels, packaging, and curtains away from burners.
  • Add stove-knob covers if you have pets or young children.
  • Clean grease off the stovetop and range hood so it cannot ignite.

Part 03 · Detection

How many smoke and CO alarms do you need, and where?

The short answerPut a smoke alarm on every level of the home, inside each bedroom, and outside each sleeping area. Add carbon monoxide alarms on every level and near sleeping areas. Interconnect them so when one sounds they all sound. Test monthly, and replace smoke alarms every 10 years.

This is the question I hear most from new homeowners, and the official answer is refreshingly specific. The U.S. Fire Administration says to place smoke alarms inside and outside each bedroom and sleeping area, and on every level of the home, high on a wall or on the ceiling (USFA). A two-story, three-bedroom house typically needs five or six smoke alarms, not one.

The rules worth taping inside a cabinet

  • Interconnect them. Choose interconnected alarms so that when one sounds, they all sound. In a fire that starts in the basement, the alarm upstairs is what saves the people sleeping.
  • Test monthly, replace on schedule. Test every alarm monthly, and replace the entire smoke alarm every 10 years, not just the battery (USFA). Replace carbon monoxide alarms on the date printed on the unit, typically every 5 to 10 years (Kidde, per NFPA).
  • Use both sensor types. The Fire Administration recommends having both ionization and photoelectric sensors, or dual-sensor alarms, because each detects a different kind of fire. Fast flames and slow smolders both kill.

Why this matters so much: working smoke alarms cut the risk of dying in a home fire by more than half, roughly 60%. Yet nearly three of five home fire deaths happen in homes with no smoke alarms or alarms that failed to work (NFPA). The device is cheap. The failure is almost always a dead battery or an alarm that aged out.

Carbon monoxide: the one you cannot smell

Carbon monoxide is an odorless, colorless gas that kills without warning, which is why detection is the only defense. Each year more than 400 Americans die from unintentional CO poisoning not linked to fires, and more than 100,000 visit an emergency room (CDC). It comes from anything that burns fuel: furnaces, water heaters, gas ranges, fireplaces, cars in an attached garage, and portable generators. Put CO alarms on every level and outside sleeping areas (CPSC).

Never do this

Never run a portable generator, grill, or car engine inside a garage or basement, even with the door open. Generators must run well away from windows and doors. This is the most common way CO builds up to a deadly level indoors.

Part 04Heating, electrical, dryer4/13

Part 04 · Hidden Fire Risks

What about heating, electrical, and the dryer?

The short answerAfter cooking, heating is the second leading cause of home fires, and portable space heaters are the most dangerous of all. Give heaters three feet of clear space, service your furnace and chimney once a year, do not overload circuits, and clean your dryer vent. These are the quiet risks that hide inside the walls and utility room.

The kitchen gets the attention, but three systems cause fires you never see coming: the heat, the wiring, and the dryer. Each has a simple habit that defuses it.

Heating and the space-heater trap

Heating is the second leading cause of home fires (USFA). The danger is concentrated in portable heaters: they make up only about 3% of heating equipment but account for 41% of fatal heating fires. The rule is a three-foot circle of nothing around any heater, no curtains, bedding, or laundry, and never leave one running overnight or unattended.

Watch out

Plug space heaters directly into a wall outlet, never a power strip or extension cord, which can overheat. Buy heaters with automatic tip-over and overheat shutoff.

If you have a fireplace or wood stove, have the chimney inspected at least once a year. That is not a suggestion, it is the NFPA 211 standard that chimney professionals follow (CSIA). Creosote buildup is what turns a cozy fire into a chimney fire.

The heating unit lesson from my inspector

During my inspection, the inspector pointed at the furnace and told me the single most valuable maintenance thing I could do was have it serviced every year. He was right, and it is official guidance too: have a contractor do an annual pre-season heating and cooling check-up, and change the air filter about once a month (ENERGY STAR). A serviced furnace is a furnace that is not quietly leaking carbon monoxide.

Electrical: respect the panel

You do not need to be an electrician, you need three habits. Do not overload outlets or run big appliances off extension cords. Make sure outlets near water (kitchen, bath, garage, outdoors) are GFCI outlets, which cut power when they sense a fault. And if your home is older, ask an electrician about AFCI breakers, which protect against the arcing that starts electrical fires. If a breaker trips repeatedly, that is the house telling you something, do not just keep resetting it.

The dryer nobody cleans

Clothes dryers cause an estimated 2,900 home fires a year, and the leading factor by far is failure to clean them (USFA). Clean the lint screen every load, and once a year pull the dryer out and clear the vent duct all the way to the outside. Lint is basically kindling packed against a heat source.

Part 05Doors & windows5/13

Part 05 · Entry Security

How do you actually lock down doors and windows?

The short answerRekey on day one, then harden the entry points. Install solid deadbolts, reinforce strike plates with three-inch screws, secure sliding doors and ground-floor windows, and consider smart locks. Most break-ins are opportunistic: over a third of burglars simply enter through an unlocked door or window.

Here is the stat that reframes home security. In the FBI's data, 55.7% of burglaries involved forcible entry, but 37.8% were unlawful entry with no force at all, meaning the burglar walked in through something left open or unlocked (FBI, 2019). Security is not mainly about defeating lock-pickers. It is about not being the easy house.

Harden the doors

A lock is only as strong as the wood it is screwed into. Most kicked-in doors fail at the frame, not the lock. Two cheap upgrades fix that.

  • Deadbolts. Every exterior door needs a deadbolt. A higher ANSI grade (Grade 1 is the strongest residential rating) buys real resistance; new deadbolt hardware runs about $30 to $70 plus install (Angi).
  • Reinforced strike plates. Swap the short screws in your strike plate for three-inch screws that bite into the wall stud, or add a strike-plate reinforcement kit. This is a five-dollar, ten-minute upgrade that dramatically raises kick-in resistance.

Do not forget the sliders and windows

Sliding glass doors are a favorite because they lift out or slide open easily. Drop a bar or dowel in the track and add an anti-lift pin. For ground-floor windows, use the sash locks that came with them and consider aftermarket stops. Ground-floor windows are the second most common way in after the front door.

Smart locks, if you want them

A smart lock (about $100 to $300) is convenient more than it is magic: no key to lose or lend, unique codes you can give a dog walker and delete later, and a log of who came and went (HomeGuide). Pair it with a solid deadbolt and reinforced frame and you have covered both the tech and the physical.

Part 06 · Deterrence

Do cameras, alarms, and lighting actually deter break-ins?

The short answerYes, and the evidence is strong. In a study of convicted burglars, about 60% said they would pick a different target if a home had an alarm, and most checked for one before trying. Outdoor lighting measurably cuts nighttime crime. The goal is to look like more trouble than the house next door.

Burglary is a decision, and you can change the math. In the University of North Carolina at Charlotte study of 422 convicted burglars, about 60% said an alarm would make them choose another target, and 83% tried to determine whether an alarm was present before breaking in (UNC Charlotte). Visible deterrents work because burglars want easy and invisible, not a fight and a recording.

Light it up

Lighting is one of the cheapest deterrents and it is backed by rigorous evidence. A randomized study that added outdoor lighting to New York City communities found serious nighttime outdoor crime fell about 36% (NBER). Motion-sensor fixtures at entries and dark corners cost roughly $15 to $65 each for the fixture, and they remove the shadows a burglar counts on (Angi).

Cameras and a system: DIY or monitored?

You do not need a professionally installed system to be well protected, but it is worth knowing the trade-off. Here is the honest comparison of what things cost in 2026.

Beat the porch pirates

Package theft is now the most common property crime most of us actually experience. In the last year, 31% of Americans had a package stolen, an estimated 104 million packages, with an average value of $143 (SafeWise, 2025). A video doorbell, delivery to a locker or a trusted neighbor, and requiring a signature on anything valuable handle most of it.

Why is water the threat most new owners underestimate?

The short answerBecause it is slow, common, and expensive. Water damage and freezing make up more than a quarter of all homeowners insurance losses, and the average claim tops $13,000. A burglary is dramatic and rare; a leaking supply line is boring and likely. Know where your main shut-off is before you need it.

Fire and burglary get the fear, but water writes the checks. Water damage and freezing accounted for 27.6% of homeowners insurance losses, and the average claim was $13,954 over a recent five-year span, with about 1 in 60 insured homes filing a water claim each year (Insurance Information Institute). Even the slow drips add up: the average household wastes about 9,400 gallons a year to leaks (EPA WaterSense).

The shut-off lesson from my parents

My parents drilled one thing into me before I ever owned a home: know where the water shuts off, and turn off the outdoor valves before winter. When a pipe bursts, every minute of water is more damage, and the first thing to do is close the main. So on move-in day, find your main water shut-off (often where the line enters the house or near the meter), make sure it turns, and tag it. Do the same for the gas shut-off and the water heater.

Do this

Before your first freeze, shut off and drain outdoor spigots, disconnect hoses, and insulate exposed pipes in unheated spaces. A frozen pipe that bursts while you are away is one of the most expensive and preventable disasters there is.

Cheap sensors, big savings

A smart water-leak sensor (about $15 to $50) tucked behind the washing machine, under the water heater, and beneath sinks will text you the moment it gets wet. If you travel or have a finished basement, a whole-home automatic shut-off valve (roughly $400 to $900 plus install) closes the main for you when it detects a leak. For a risk that hits 1 in 60 homes a year, these pay for themselves fast.

Part 08 · Invisible Threats

What about radon, mold, and air you cannot see?

The short answerTest for radon, because you cannot smell or see it and it is the number one cause of lung cancer in non-smokers. Control moisture to prevent mold, drying any wet area within 24 to 48 hours. Both are cheap to check and manageable to fix, and both are easy to ignore until they are a problem.

Radon is a naturally occurring radioactive gas that seeps up from the soil into homes, and you would never know without a test. The EPA estimates nearly 1 in 15 U.S. homes has elevated radon, and it causes about 21,000 lung cancer deaths a year, the leading cause among people who do not smoke (EPA). A do-it-yourself test kit costs roughly $15 to $30. If your level is at or above the EPA action level of 4 pCi/L, a professional mitigation system (about $800 to $1,300) vents it safely outside (Angi).

Mold follows moisture

The EPA puts it simply: the key to mold control is moisture control. Dry any wet or damp material within 24 to 48 hours and mold usually will not grow (EPA). That means fixing leaks quickly, running bathroom fans, and watching basements and around windows for condensation. When you find dampness, chase the water source, not just the stain.

How do you prepare for your region's disasters?

The short answerLearn your local risk, then close the gaps your insurance leaves open. Flooding is the most common and costly disaster and standard homeowners policies do not cover it. Earthquakes are excluded too. Build a basic kit with water, food, and a family plan, and match your prep to whether you face floods, wildfire, tornadoes, hurricanes, or quakes.

Every region has its own version of a bad day. The mistake new owners make is assuming their homeowners policy has them covered. It often does not. Flooding is the most common and costly natural disaster in the U.S., and just one inch of water can cause about $25,000 in damage, yet most homeowners policies exclude flood (FEMA). And flooding is not just a coastal problem: in 2024, about 44% of flood damage happened in communities not considered high-risk (FloodSmart). Earthquakes are also excluded from standard policies and need separate coverage (III).

Build the kit and the plan

Whatever your risk, the baseline is the same. Ready.gov recommends storing at least one gallon of water per person per day for several days, a several-day food supply, and a written family communication plan (Ready.gov). Most of us skip it: as of 2023, only 18% of U.S. adults had a tested family communication plan (FEMA). An afternoon closes that gap for good.

How do you protect the people and pets under your roof?

The short answerAnchor heavy furniture and TVs, lock up medicines and chemicals, and save the poison numbers. For pets, keep human medications and toxic foods out of reach and guard the stove. Unintentional injury is a leading cause of death for children, and most of it happens at home, where small fixes prevent the worst outcomes.

A safe house is not just secure against outsiders. For families with kids, the everyday hazards matter more than burglars. Unintentional injury is the leading cause of death for children, and the common mechanisms are falls, poisoning, drowning, and tip-overs (CDC).

Do this

Anchor it. Between 2000 and 2018, tipping furniture and TVs killed 459 children, and 93% were age five or younger (CPSC). Strap dressers, bookcases, and TVs to the wall with anti-tip brackets.

Two more high-value moves: lock away medications and household chemicals up high, and program the Poison Help line into every phone, 1-800-222-1222. In 2024, U.S. poison centers handled about 2.1 million human exposures, and children under five were 54.8% of them (Poison Control). For babies, follow safe-sleep guidance: back to sleep, firm flat surface, nothing soft in the crib (AAP).

Pets are family too

Pets get into exactly the things you would not expect. The ASPCA Animal Poison Control Center fielded more than 451,000 calls in 2024, and the top culprit was over-the-counter human medications like pain relievers (ASPCA). Keep that hotline handy too: (888) 426-4435. And remember my cats: pets bumping stove knobs are part of why the NFPA links about 750 home fires a year to animals. Part 11 · Money

How should you spend on safety, and what does insurance reward?

The short answerStart with the free habits, then buy the cheap high-impact items before the big systems. Make a home inventory so a claim is easy, and ask your insurer about discounts for monitored security, smoke alarms, and water shut-offs, commonly around 5% and sometimes more. Remember that flood and earthquake are not covered by a standard policy.

Good news: most of what protects a home is cheap or free. Before you spend, do the free things, then work up the tiers. Here is how I would sequence it on any budget.

Make insurance work for you

Two insurance moves every new owner should make. First, build a home inventory, photos or a video of your rooms and receipts for big items, so a claim settles faster (III). Second, ask about discounts: insurers commonly reduce premiums for security systems, smoke detectors, and deadbolts, often around 5% and up to roughly 15% with 24/7 professional monitoring, though it is insurer-dependent (III; Policygenius). With the average U.S. premium around $2,490 a year (NerdWallet, 2026), those discounts add up.

Watch out

Standard homeowners policies do not cover flood, and they exclude earthquake damage (III). If either is a real risk where you live, you need separate coverage. Do not assume you are protected.

How do you keep your smart home from becoming a way in?

The short answerChange the default passwords on your router and every smart device, keep their firmware updated, and put smart gadgets on a separate guest Wi-Fi network. A camera or lock with a factory password is a door you left open online. A few minutes of setup closes it.

The cameras, locks, and doorbells that make a home safer can also be a liability if you leave them on factory settings. The FTC's guidance is refreshingly practical (FTC):

  • Change every default password, starting with your router's admin login and network name, then each device. Do not reuse the same password across them.
  • Keep firmware updated. Turn on automatic updates where you can; updates patch the holes attackers use.
  • Put devices on a guest network, separate from the laptops and phones that hold your personal data.
  • Turn on two-factor authentication for camera and security apps, and disable remote access you do not use.

Part 13 · The Rhythm

How do you keep a home safe as the seasons change?

The short answerSafety is a rhythm, not a one-time project. Test alarms monthly, service the furnace and check the roof in fall, ready the AC and outdoor faucets in spring, and winterize pipes before the first freeze. Put it on a calendar once and the house mostly takes care of itself.

This was the question I did not know to ask as a new owner: what do I do, and when? Here is the simple calendar I keep now, so nothing slips until it becomes a problem.
